The foundation of a space that works.

Planning to remodel an office, a retail unit or a community space, but not yet sure what the right layout would be? Where should the reception, the workstations, the meeting room – or the service counter and the tables – go? What fits comfortably so that the space also works well day to day?

This is where functional space planning helps. You get a well-considered floor plan that already shows you how best to set up the space, and that lets you move on to preparing the build or requesting quotes.

What’s included?

  • A professional consultation – we get to know the starting point and map out your needs. If a floor plan is available, we start from that; if there is no usable plan, we also carry out an on-site survey.
  • A functional layout plan – into which we incorporate your comments and suggested changes in up to two rounds.
  • The plans needed for the chosen layout – demolition, partition, furniture, sanitary or tiling layout plans.

The finished drawings give you a solid basis for requesting quotes from contractors, but they do not constitute full construction documentation.
An electrical layout plan is available for an additional fee.

What’s included?

  • Technical preparation and tendering – Based on your plans, we identify the trades required, put together a common technical scope for the quote requests and, where needed, bring in reliable contractor partners.
  • Negotiating and comparing quotes – We handle the technical discussions, make sure that all quotes are genuinely based on the same technical scope, then process them and make them comparable. Where needed, we make a professional recommendation, but the final decision is always yours.
  • Scheduling and project kick-off – We schedule the trades so that each builds on the last, planning backwards from your target deadline. We flag in advance if a deadline is too tight or poses a risk to delivery.
  • Construction coordination and on-site supervision – We coordinate the work of the trades and make sure construction follows the plans, at the right quality and on the agreed schedule. We resolve technical questions, deviations and defects directly with the contractors.
  • Managing changes and extra works – If a change or extra work comes up during construction, we agree its scope, its cost and its impact on the project as a whole with you in advance. We only proceed once you have approved it.
  • Handover, close-out and administration – We see your project through to handover, prepare and track the snag list, and keep an eye on remedial works, completion certificates, invoicing and the necessary administration.
